Nowhere external. Voice transcription uses the browser's built-in Web Speech API — the audio never leaves your device. AI routing for ambiguous text DOES send the typed-out transcript to Google Gemini for routing, but never the audio.
What's the difference between Inspected, Not Inspected, Not Present, and Deficient?
I (Inspected): you looked at it and it's working. NI (Not Inspected): you didn't inspect it — you must explain why. NP (Not Present): the item isn't at the property, like no fireplace. D (Deficient): you inspected and found a problem affecting performance, function, or safety. If you check D, you must add a comment. If you check two or more boxes on the same item, you must explain why both apply.
What if my phone loses signal mid-inspection?
The PWA queues your changes locally. When signal returns, it syncs automatically. The compliance tracker still works offline. You will not lose work.
How do I know my report meets TREC compliance?
When the issues badge in the top right turns green and reads zero issues, your report passes the compliance checks. The Finalize button is disabled until compliance is clean. The verbatim §535.223 preamble is hash-locked, so it can never drift from TREC's required text.
Do I need to print and email the report myself?
No. Click Finalize and the PDF is auto-generated, locked, uploaded to the property's file panel, and auto-emailed to the client using your tenant's email template.
