01 —The Inspector

One name on the contract.
One inspector on the roof.

Naples homes span every Florida style — estates, condos, canal homes, Old Florida cottages.

Each property carries its own construction history, storm-resilience posture, and coastal-environment story. An inspection in Pelican Bay is not the inspection in Ave Maria or on a Marco Island canal home. Dave Fetty reads each home on its own terms.

Florida Home Inspection & Property Services LLC runs on a single principle — the inspector who quotes the work performs the work. No rotation of technicians. No hand-off between the quote and the site visit. One credentialed inspector, one contract, one opinion.

The Certified Master Inspector® designation reflects documented inspection volume, continuing education, and independent board review. It's the ceiling of the profession.

◉ On the CMI® designation

Combined with the ICC Residential Building Inspector credential — issued by the International Code Council, the body that publishes the model codes adopted across Florida — every inspection carries both field experience and codified standards behind it.

02 —The Credentials

Two credentials.
Two boards. Both verifiable.

Each designation below is issued by an independent credentialing body with its own proctored examination, published Standards of Practice, and continuing-education requirement. Both are active. Both are independently verifiable with the issuing organization.

◉ Credential 01
CMI

Certified Master
Inspector®

Issued byMaster Inspector Certification Board

The Certified Master Inspector® designation represents the ceiling of the residential inspection profession. Board certification requires a documented minimum of completed fee-paid inspections, ongoing continuing-education hours, strict adherence to a published Standards of Practice and Code of Ethics, and independent board review. Earned over years of inspection volume and sustained professional conduct — not in a weekend.

◉ Credential 02
ICC

ICC Residential
Building Inspector

Issued byInternational Code Council

The International Code Council (ICC) publishes the model building codes adopted by most United States jurisdictions, including the State of Florida. The ICC Certified Residential Building Inspector credential is earned through a proctored examination administered directly by the ICC, reflecting working knowledge of the International Residential Code as applied to single- and multi-family residential construction.

04 —Territory · Collier County

From Port Royal
to Ave Maria.

Collier County stretches from the Gulf-front estates of Naples south through Marco Island and east into the planned community of Ave Maria. Representative communities below — every one, Dave inspects personally.

Collier is diverse.
That's exactly the point.

A home inspection in Old Naples reads completely different from one in Ave Maria, or a Marco Island canal home, or a Pelican Bay high-rise. Building codes, storm-resilience expectations, and coastal-corrosion realities vary by block — not by mile.

Dave inspects across every major community — from historic downtown stock to modern planned developments, Gulf-front estates to inland acreage. Every credential in the business is his personally; every roof is his personally.

"Every community. Every inspection. Always Dave."

05 —Frequently Asked

Questions worth answering.

The questions buyers and sellers ask most often when scheduling a Collier County inspection.

Who performs the inspection?
Dave Fetty, Certified Master Inspector® (CMI) and ICC Certified Residential Building Inspector, personally performs every inspection. There is no rotation of technicians and no subcontractors. The person answering the scheduling call is the person walking the property.
What areas of Collier County do you serve?
Florida Home Inspection & Property Services covers all of Collier County — Naples, Marco Island, Bonita Springs, Ave Maria, Pelican Bay, Port Royal, Old Naples, Grey Oaks, Pine Ridge, Isles of Capri, and Immokalee.
What credentials does the inspector hold?
Dave Fetty holds two active professional credentials: the Certified Master Inspector® (CMI) designation from the Master Inspector Certification Board, and the ICC Certified Residential Building Inspector credential from the International Code Council. Both are independently verifiable directly with the issuing bodies.
What is the difference between a CMI and an ordinary home inspector?
The Certified Master Inspector® (CMI) designation is the highest tier in residential inspection. It requires a documented minimum of completed fee-paid inspections, ongoing continuing-education hours, adherence to a published Standards of Practice and Code of Ethics, and independent board review — earned over years of inspection volume, not a weekend course.
How do I schedule an inspection?
Call (239) 300-8628 or email [email protected]. During business hours Dave personally answers the line. Office voicemails are returned the same business day.
Do you provide wind mitigation and four-point inspections for Florida insurance?
Yes. Both wind mitigation and four-point inspections — typically required by Florida insurance carriers — are part of the service catalog. The wind-mitigation report documents roof-to-wall connections and opening protection; the four-point covers roof, electrical, plumbing, and HVAC systems.
06 —Schedule

Call. Email. Done.
